Lee Kantor: [00:00:05] Welcome to Jill Heineck’s Tactical Tips For Selling Your House In Today’s Environment. I’m Lee Kantor. Jill, today’s question is, what’s this I’m hearing about selling my house virtually?

Jill Heineck: [00:00:16] So, believe it or not, there are many people who can not or do not want to physically go into a home. So, what we are doing is walking them through a home on FaceTime or through Zoom if it’s something that’s piquing their interests, whether they’re a local buyer or someone that is moving from a different part of the country or the world to the Atlanta market. And we are showing them property this way and they are making offers and going under contract this way. So, what we do know is that buyers are willing to do this. Is it the number one practice? Absolutely not. But it’s certainly a way to get your home under contract and to get buyers feeling comfortable with the process of buying your home without actually having to step into it.

Stone Payton: [00:00:00] And we are back with Business RadioX Pro Tips. Lee Kantor and Stone Payton here with you. Lee, first things first.

Lee Kantor: [00:00:09] Yeah, absolutely. This is one of the easiest ways to have a productive day and feel good about what you’ve accomplished. If you can really prioritize and tenaciously do the most important thing on your to-do list first thing each and every day, then every day is going to be a good day, every day will be a productive day, and every day you’re going to move the ball.

Lee Kantor: [00:00:29] I think what people do over time is that they don’t do that most important thing. I think there was a book called Eat the Frog. They don’t do the hardest thing. They keep kind of pushing it off and they never get to it. And then, a day goes by, a week goes by. And then, soon, you haven’t done it. And then, you really have time notice that that is not moving the ball. You’re not really doing the hard work that needs to be done in order to get real results.

Lee Kantor: [00:00:55] So, I recommend, if you want to see real results over time, you’ve got to do the hard thing, you’ve got to do the most important thing first. Knock it out, get it done. You’re going to create momentum for the day. Even if you don’t get to the other stuff, it doesn’t matter because you did the hard thing, the most important thing first. So, do that. You’ll see real results over time. Slowly and steadily, you will succeed. Just don’t get distracted by less important things, unimportant things that don’t really move the needle. That’s kind of doing work that doesn’t matter. If you do the work that does matter, you will move the ball, and you will make a difference.

Erlina Edwards, Board President:  Erlina Edwards has recently completed an illustrious career within corporate life where she earned the designation of Corporate Spiritual Adviser to global leaders and employees alike. Erlina, most recently in her role as Senior Vice President of Human Resources and People Operations, was committed to using a rich array of assessment tools to facilitate the growth of individuals and groups. She successfully utilized the Enneagram to guide, coach, and mentor senior executives and staff at all levels. These practices created cooperative, compassionate environments that advanced the achievement of ethical business goals and improved bottom-line results. Erlina plans to contribute her lifelong ongoing spiritual studies to the Board of Directors of The Arizona Enneagram Association in her role as its’ President. Her initial certification was through The Enneagram School of Narrative Tradition and she then went on to earn numerous certifications through other Enneagram Programs. Erlina recently moved back to Tucson with her husband Gene and is transitioning her expertise to the development of a private spiritual consulting practice. Lee Kantor: [00:00:12] Yeah, this is one of the main jobs as a leader. You have to be constantly looking ahead. You have to be always trying to figure out ways to help your clients before they even know they need the help. If you’re not pushing that value line constantly, you are going to be surpassed by some other competitor. So, I think it’s important to constantly look for ways to surprise and delight your clients when it comes to adding value.

Lee Kantor: [00:00:41] You should be exploring best practices in other unrelated industries to see if there’s anything that’s happening there that can transfer over to your industry. You should be connecting dots for clients to help them stay ahead of their competition all the time. This is your main job. You have to be looking ahead as a leader. You have to be constantly trying to be best in class, constantly trying to improve the lives of your clients. And if you do that, you’ll have clients for life, and you’re not going to have to worry about anything about competition because you’re going to be so far ahead, they’re not going to be able to catch you. But when you get complacent, watch out because there’s going to be a competitor that’s looking to fill the void that you’ve decided, and you’ve ignored, and you don’t want to pursue. So, keep pushing the value line.

Jamie was raised in Pasadena/Houston, TX from six years old until I was 14 years old. Your parents divorced when you were 8 and you returned to Massachusetts with your mother and your other siblings because she had custody of you, and she wanted to be closer to her mother in her golden years. 

Jamie joined the U.S. National Guard out of Massachusetts when she was 17 years old and spent 3 yrs. active duty and 5yrs inactive for a total of 8 years and was discharged with an honorable discharge. Her military occupational specialty was 39E, which was Special Electronics Devices Repairman.

After the military, she went into the life insurance industry (in sales) as an independent exclusive contractor and worked for American Income Life Insurance Company for 9 years which taught me a great deal about people and business administration, marketing, accounting, advertising, all of those disciplines.

In 2007, her mother wanted to relocate to Arizona and she promised me that if she ever moved back to the southern states, Jamie would pick up and move to be with or near her. Jamie started Anderson Capital Leasing which was a commercial equipment leasing brokerage and did quite well until the 2008 economy crisis.
